Kiambu Affordable Housing Project nears completion

The Kiambu Affordable Housing Project is steadily taking shape, with officials confirming that construction is progressing on schedule under the national Affordable Housing Programme (AHP).

The project, launched in October 2025, is expected to deliver a total of 1,977 housing units, providing much-needed relief to the growing demand for decent and accessible homes within Kiambu County and its surrounding areas.

Strategically located near employment hubs, the development is designed to ease pressure on Nairobi’s housing market while offering residents affordable and convenient living options closer to workplaces.

The housing units will be distributed across different categories to cater to diverse income groups, including studio apartments, as well as one-bedroom, two-bedroom and three-bedroom units. The project integrates social, affordable and market-rate housing models to ensure inclusivity.

Beyond residential units, the development will feature key amenities aimed at supporting a modern and self-sustaining community. These include 39 retail shops, a kindergarten, a clubhouse, designated waste management areas, an underground water tank and a power house.

Clerk of Works Jane Wanjiru expressed satisfaction with the pace and quality of construction, noting that the contractor has adhered to the required standards throughout the project.

“We are impressed by the contractor’s commitment to both quality and timelines. The workmanship is up to standard, and the project is progressing very well. We are confident it will be delivered as scheduled,” she said.

The project has also emerged as a key economic driver within the county, employing an average of 200 workers on site. In addition, it has boosted local businesses through increased demand for construction materials, supplies and support services.

Officials say the initiative is part of broader efforts to address the housing deficit while improving living standards for residents in rapidly growing urban centres.

Kiambu has increasingly become a preferred residential location due to its proximity to Nairobi, but rising population numbers have placed pressure on housing infrastructure. The Affordable Housing Project is expected to play a critical role in bridging this gap.

Once complete, the development is projected to serve as a model for integrated housing, combining accessibility, affordability and essential social amenities within one location.

Authorities remain optimistic that the project will not only transform housing in Kiambu but also contribute to long-term urban planning and sustainable development.
