Hope rises in Thika’s Kiandutu slums as historic transformation delivers over 4,000 title deeds, modern infrastructure, and vibrant community spaces

From its beginnings in the 1960s as a makeshift settlement for migrant labourers, Thika’s Kiandutu has grown into one of the largest informal settlements outside Nairobi. Narrow lanes and crowded homes have long told stories of resilience, ambition, and a community yearning for change.

The land, once part of the Anthena Farmers’ Society, was subdivided to accommodate labourers drawn to Thika’s industrial boom. Early settlers built polythene shelters and faced harsh living conditions, including limited access to clean water, sanitation, electricity, and security. Despite these challenges, residents forged a strong sense of community and hope.

Today, Kiandutu is undergoing a historic transformation under the Kiambu County government, in collaboration with the Kenya Informal Settlements Improvement Project (KISIP). The settlement is fully surveyed, mapped, and guided by a newly prepared Part Development Plan, with approximately 4,500 title deeds set to be issued by the Ministry of Lands. Residents say these deeds will bring security, dignity, and opportunities to invest in permanent housing and businesses.

“I can confidently invest in my home and expand my business because the land will legally be ours,” said Pauline Ndung’u, a community chairperson. Residents expect the title deeds to reduce land disputes, boost land value, and improve livelihoods.

Kiandutu is also seeing a quiet revolution in infrastructure. A modern market is under construction to provide safe, organised trading spaces for small businesses, while roads, drainage systems, and street lighting are being upgraded. Stormwater and sewer lines are taking shape, and water connections are being expanded through partnerships with THIWASCO.

Community empowerment initiatives, including youth and women involvement in planning and maintenance, are also underway. County KISIP Coordinator Julias Mwololo said the settlement will soon be a thriving, organised estate, offering residents safety, hygiene, and economic opportunity.

Some residents envision renaming Kiandutu “Diaspora Estate,” reflecting ownership, pride, and renewed hope. The transformation aligns with Thika’s broader goal of attaining city status, approved by the county assembly and awaiting Senate approval, which will enhance funding, attract investment, and boost the town’s profile along key transport corridors.

With investments exceeding Sh10 billion in infrastructure, education, health, trade, and utilities, Kiandutu is gradually evolving from a long-neglected slum into a vibrant, modern community ready to embrace a brighter future.
